Terms & Privacy
In plain terms: we read a listing's public reviews and fine print and email you a report. We take the email needed to deliver it, nothing more, and we don't sell your data.
1. What Reality Report is
Reality Report analyses publicly available Airbnb review data and listing information and produces an informational report. We are not affiliated with, endorsed by, or connected to Airbnb, Inc.; “Airbnb” is a trademark of its owner, used only to describe what we analyse. The report is for information only — it is not booking, financial, investment, or legal advice, and any decision you make is your own.
2. The service & payment
A report is a one-time purchase, with no account or subscription. It is delivered by email to the address you give at checkout. Payment is processed by Stripe; we never see or store your full card details. Reports reflect the public data available at the time of analysis — third-party data can be incomplete or change over time, so reports are provided “as is,” without a warranty of completeness.
3. Your privacy (GDPR)
The data controller is Cláudio Silvestre, contactable at hello@realityreport.io.
What we process: the listing URL you submit; your email address (to deliver the report, and — only if you ask — to notify you when Booking.com support launches); and basic request metadata such as your IP address, used to prevent abuse and control costs. Payment details are handled by Stripe, not by us.
Why, and our lawful basis: to provide the report you purchased (performance of a contract, Art. 6(1)(b)); to prevent abuse and control costs (legitimate interests, Art. 6(1)(f)); and, for waitlist notifications, your consent (Art. 6(1)(a)), which you can withdraw at any time.
Processors we rely on:Stripe (payments), Resend (email delivery), Apify (public-data collection), Anthropic (analysis), and Vercel & Upstash (hosting and infrastructure). Each processes data only to operate the service. Some operate outside the EEA; such transfers rely on standard contractual clauses or equivalent safeguards.
Retention: your delivery email is kept only as long as needed to deliver and support your report; the report itself sits at an unguessable link. We build no account or profile, we do not sell personal data, and we use no advertising trackers.
Your rights: you may request access, rectification, erasure, restriction, objection, and portability, and you may lodge a complaint with your supervisory authority (in Portugal, the CNPD — cnpd.pt). To exercise any right, email hello@realityreport.io.
Cookies: only what is strictly necessary to run the site — no advertising or cross-site tracking.
4. Changes
We may update this page; the effective date above shows the current version. Questions go to hello@realityreport.io.
Refunds. If a report fails to generate or is not delivered, we refund it in full. Because reports are digital content delivered immediately, the statutory 14-day withdrawal right stops applying once generation has begun, which you acknowledge at checkout; any refund beyond a delivery failure is at our discretion.
